    The Delhi Development Authority (DDA) has launched the much-awaited Jan Sadharan Awaas Yojana 2025, aiming to meet the rising demand for affordable housing among lower- and middle-income families. The scheme offers 1,172 flats in different parts of Outer Delhi, including Narela, Rohini, Loknayakpuram, Todapur, Dwarka (sectors 14 and 19B), and Manglapuri, where DDA has been building large-scale residential projects.

    Under the scheme, DDA will provide homes in multiple categories: Economically Weaker Section (EWS), Low-Income Group (LIG), and Middle-Income Group (MIG). Prices range from ₹8 lakh to ₹45 lakh, depending on size, location, and category.

    “As part of various initiatives to ensure affordable housing for all, DDA is launching the Jan Sadharan Awaas Yojana for the sale of 1,172 flats in the EWS/Janta category in various localities of Delhi. The flats will be offered on a first-come, first-served basis,” the DDA’s circular states.

    First-come, first-served model for allotment

    The scheme follows the first-come, first-served (FCFS) model. Applicants for EWS flats must have a family income not exceeding ₹10 lakh per year, with the income of the applicant and spouse counted separately if both apply.

    The scheme is aligned with the government’s broader PM Awas Yojana (Urban), which seeks to expand affordable housing in cities. DDA hopes that improved connectivity and infrastructure in Outer Delhi will make these flats more attractive to homebuyers.

    The DDA has urged applicants to carefully read the eligibility rules, payment plans, and refund policies before applying. Detailed brochures and FAQs are available on the DDA’s official website.

    “Interested applicants can view all details — including the size of flats, location of pockets, price, and layout plans — online at https://eservices.dda.org.in. All these flats are in ready-to-move-in condition,” the DDA said.

    How to apply for DDA Jan Sadharan Awaas Yojana 2025

    Applicants must visit the official DDA website (www.dda.gov.in or https://eservices.dda.org.in) and create login credentials using their PAN and other details. Registration for the scheme requires an online payment of ₹2,500 (inclusive of GST), which is non-refundable. The registration window opened on September 11, 2025. Those who already registered under FCFS do not need to register again.

    The booking process will begin on 22.09.2025. Once an applicant selects a flat online, the system will give them a 15-minute window to pay the booking amount online through Internet Banking, Debit Card, or Credit Card in a single transaction. During this 15-minute period, the chosen flat will be locked and unavailable for selection by any other applicant. DDA has advised all interested persons to ensure that they have sufficient balance in their bank account and that their debit/credit card or net banking transaction limits are enabled to cover the booking amount before proceeding.

    The non-refundable booking amount under the Jan Sadharan Awaas Yojana 2025 is set at ₹50,000 for EWS/Janta flats. If LIG flats are later included under this scheme, the booking amount for that category will be ₹1,00,000.

    Narela tops the list with 672 EWS flats, priced between ₹9.18 lakh and ₹27.86 lakh. The plinth areas of these units range from 34.76 sqm to 61.99 sqm. In Rohini, 97 Janta flats are available, starting at ₹14.59 lakh, with sizes between 28 sqm and 28.81 sqm. Other locations also offer a mix of EWS and Janta flats, providing options to suit the needs of different families.

    Ready-to-move-in flats with online booking system

    According to the DDA, the plinth area of the flats ranges between 28.81 square metres and 61.99 square metres. Prices start at around ₹15 lakh for Janta flats and go up to ₹55.35 lakh for EWS flats, after a 15 per cent discount.

    The booking amount will be adjusted against the final price of the flat for successful applicants. However, if an allottee surrenders the flat, cancels the booking, or fails to pay the balance as per the demand schedule, the booking amount will be forfeited without refund.

    Over the years, DDA’s housing schemes have drawn strong responses from Delhi residents, though concerns about location and infrastructure remain. With this rollout, the authority is confident that better transport and civic facilities in Outer Delhi will encourage more families to participate.
